Who is eligible for services?

  • Participants may qualify for assistance if disabled as determined by the Social Security Administration, or be at least 62 years of age of have custody of children under the age of 18.
  • Participants must be U.S. citizens or have eligible immigration status.
  • Participants must qualify under federal guidelines as being at or below the guidelines.

 

Process for offering assistance

  • Interested individuals must complete a Section VIII application. (Applications are available only when the wait list is open)
  • The application will be reviewed for eligibility.
  • Applicants will be notified in writing of acceptance or denial for the wait list.
  • When the individual's name is at the top of the wait list a meeting will be scheduled with the Housing Coordinator to verify citizenship and income.
  • The individual has 90 days from the issuance of the voucher to lease a unit.
  • Once a unit has been found, it will be inspected to ensure that it meets HUD minimum standards for safety.
  • If the unit passes inspection, a subsidy amount will be determined and a payment agreement will be signed with the owner.

 

Process of renting

  • Call the Section VIII office to give the details of the unit being rented including rent amount, bedroom size, utility sources and amenities.
  • The Section VIII office will provide the information regarding the unit for rent to potential renters free of charge.
  • The owner may make arrangements with the office on how potential tenants may contact the owner regarding the unit.
  • The owner may select a tenant based on a background check and credit report.
  • The owner must make the unit available for a safety inspection before any contract agreement can be made.
  • Upon completion and approval of inspection, the owner will be made aware of tenant portion and subsidy portion of rent.
  • If the terms of agreement are satisfactory to all parties involved, a contract will be signed by the Housing Authority and owner for payments to be made for the lease period.
  • The owner may call the Section VIII office anytime throughout the year with questions or for information.

 

Benefits to tenants:

  • Housing in desirable neighborhoods made affordable.
  • Tenants pay approximately 30% of their monthly income toward rent up to the FHA’s payment standard.
  • Tenants have access to Housing Specialists to answer a variety of questions regarding rental issues and occupancy.
  • Assistance is available until the tenant is financially independent and no longer in need of services.

 

Benefits to landlords:

  • A portion of rent is guaranteed each month by the Farmington Housing Authority.
  • Inspections of units performed annually to ensure upkeep and quality control of all units.
  • Tenants tend to be long-term which eliminates annual renovation costs.
  • Landlords have access to a list of potential tenants free of charge.
  • Rental Assistance office is available as a resource for rental issues.
