The Building Division is responsible for the protection of persons in all public and private structures through its inspection programs. Areas of inspection include general construction, electric, plumbing, heating/air-conditioning and fire safety. The Division staff also reviews specifications and engineering data for special structural, mechanical, energy and fire suppression.

Permits MUST be applied for using our online permitting system and can be done any time of day.  If you have already completed the work and are looking to get a permit after the fact, the Permit Process is different.  If you are unsure if you need a permit, please check the exemption list or call our office.  If a permit has been issued and you are no longer performing/having the work done, a letter must be submitted stating that; refunds will be issued ONLY upon request.

 The Town of Farmington Building Division prides itself on ensuring all State Building Codes are followed and inspections are done allowing for proper closeout of permits via Certificates of Approval and Certificates of Occupancy.  

All permit fees, residential and commercial, are as follows:

  • $15 per $1000 (or any part of $1000) worth of work to be performed; this includes labor and materials.
  • $5 Flat fee for a Certificate of Approval.  This is if you are doing a stand alone job where you are the only contractor or main contractor. (ie: Mechanicals, Electrical, Plumbing, Roofing, Siding, Windows, Sign, Fire Suppression, Fence)
  • $15 Flat fee for a Certificate of Occupancy.  This is for a project which would require more substantial work; usually paid by the General contractor of a job.  (ie.  New Construction, Deck, Pool, Shed, Additions, Interior Alteration, Basement, Tenant Improvement)
  • $60 Flat fee for a Zoning Fee.  A Zoning fee is added anytime the footprint of the home/building moves outward, or some structure is added to the plot plan. (ie.  New Construction, Deck, Pool, Shed, Additions, Interior Alteration, Basement, Tenant Improvement)

The State of Connecticut Education Fee is already included in the $15 per $1000.
